1/2 of the total rental amount is due at time of reservation

Number of Guests

There shall be no more than 12 people in the rental unit without permission at the time of reservation. Confirmed additional guests and children will be charged at a rate of $50 per person per day. Use of tents or RVs is not allowed on the premises. RVs or tents will be charged at a minimum of additional day occupancy per unit in addition to charges for confirmed additional occupants. (Site vehicles, etc., may be confirmed by remote video.)

No motorized recreational vehicles allowed on property (i.e. RVs, 4-wheelers)

Payment of Rental Charges

One half of the rental fee plus a $25 reservation fee plus tax will be charged on the credit card provided at booking. The remaining balance will be charged approximately 45 days before check-in.

We accept Visa,MasterCard and American Express.

NOTE: For reservations made within thirty (45) days of the arrival date, 100% prepayment is required.

Cancellation Policy

ALL CANCELLATIONS MUST BE MADE IN WRITING
E-MAIL, FAX or CERTIFIED MAIL

All refunds subject to a 15% cancellation fee plus 4% credit card processing fee.

For reservations cancelled more than 45 days prior to arrival, the full deposit will be returned minus a cancellation fee of 15% plus 4% credit card processing fee .

For reservations cancelled inside 45 days, the guest is responsible for the entire amount of the rental, pending our ability to re-rent the home for the entire length of the anticipated stay.

For your protection, Trip/Travel insurance is recommended. For travel protection insurance, we suggest CSA Travel Protection Insurance at 800-348-9505 or www.csatravelprotection.com or contact your local AAA Travel Agent for specific insurance plans available.

Late Departure/Early Arrival Fees

Arrival time is after 3 p.m. and departure is by 11am. An extra night's rent will be charged for either a late departure or an early arrival.

Security Deposit

About couple of days before check-in, a security deposit of $300 hold will be placed on the card (just like they do at a hotel). This is a true security deposit and will not be credited toward your stay. The "hold" will automatically time out after departure provided no damage has occurred during your visit and all polices have been followed. We are authorized to use the credit card on file for any damages incurred over the security deposit.

We require that you straighten up the place and follow our check-out procedures. If this policy is not followed, a cleaning fee will be kept from your deposit at a minimum of $150. There is also a charge for linen or towels that are damaged, missing, or stained and cannot be reused.

For long stays, we have a cleaning service is available for an additional fee.

No Smoking

We have a strict no smoking policy in our home! Smoking is allowed outside on the porches and decks. Please, do not dispose of cigarette butts in the yard or surrounding areas. If discarded butts are found, additional cleaning fees will apply. (Please do not disregard this policy as it will result in the loss of your deposit.)

Minimum Age Requirement

You must be of "legal and responsible age" to rent our home. We will not rent to anyone under 25 years old. This person must be one of the guests who remain with the rental party throughout their stay. We will ask for proof of age at the time of rental. Parents, please do not call to rent for college parties.

Pet Deposit/Fee

Pet Deposit Required: $200 Non-Refundable; Sorry, we only allow one dog. Pet must not be allowed on bedding or furniture. Please bring a crate for your pet for at night and when you are away.
